In the district of Statz in Mühlbachl, the local social housing agency implemented a residential project with three energy efficient buildings with 26 apartments and an overall surface of around 1270 m2, that reached the level klimaaktiv gold, the highest one according to the local energy standard.


The three buildings define a protected inner courtyard with private gardens and common areas. Most of the residential units are oriented to the south, some to the west. The upstream terraces and loggias not only offer protected private areas to the apartments, but also a generous extension of the living rooms. There are different apartment sizes:8 two-room apartments, 14 three-room apartments and 4 four-room apartments, suitable for different user types.


In addition to the underground car park with 50 parking spaces, there are another five uncovered parking spaces. Electric charging stations are available. A total of 52 bicycle parking spaces are available at the three buildings. The train station in Matrei am Brenner is 800 meters away.


The structure and the finishing are made of wood as main material, and this decision created a special quality of living and made a major contribution to avoiding CO 2 emissions of the construction. Moreover, the insulation materials and assembly foams are HFC-free. the windows are wooden-aluminium framed with treated high-performance glasses.The houses are heated by air heat pumps in combination with underfloor heating. Hot water is generated by an electric boiler. The controlled living space ventilation with heat recovery not only lowers the heating energy requirement, but also ensures comfortable indoor air quality.


The overall system achieved an excellent rating in terms of ecology, living comfort and cosiness, which is confirmed by the klimaaktiv Haus GOLD declaration.


Franz Mariacher, managing director of the housing company, thanks the state of Tyrol for the housing subsidy loan, which represented a considerable part of the financing of the project. In addition, additional funding was obtained for the energy-efficient and ecological construction. And he takes a slightly different look at the building: “With the short construction time of almost 13 months, modern timber construction shows one of its strengths. 1,800 cubic meters of wood were used for the three houses and thus 1,800 tons of CO 2 are bound in the long term. In addition, thanks to the very high degree of prefabrication of the components, more than 2 out of 3 truck journeys could be saved compared to a classic solid house construction. "


The overall energy performance are 22.3 kWh/m2 of heating demand and 77.2 kWh/m2 of primary energy consumption corresponding to 11.2 khCO2/m2.
