NuOffice Building: exceptional envelope performance

The Nu-Office complex is comprised of 3 separate new buildings located in Domagkstrasse (Schwabing North, adjacent to Park City Schwabing) in Munich. They have been constructed using "Sustainable Building" standards in which essential concept components are targeted on the use of environmentally compatible building material, high Indoor Air Quality (IAQ), maximum flexibility of occupancy and high energy efficiency for heating, cooling, ventilation and lighting. This includes excellent heat insulation as well as optimized daylighting.


The first phase of the Nu-Office complex was the first building called BA1 which resulted in an outstanding LEED record score - a LEED Platinum project score of 94 points.


Designed by Architect Falk von Tettenborn, the complex is being built by the property developer Hubert Haupt. The first building was completed in 2012 and the qualification process was done by the US Green Building Council. The US Green Building Council initiated the performance standard LEED (Leadership in Energy and Environmental Design) for environmentally friendly, energy efficient and resource conserving buildings. Suitable buildings are qualified with "Certified' 'Silver' 'Gold' and 'Platinum' awards.


The BA1, with its score of 94 points, not only made the Platinum Award's minimum of 80 points but also attained the highest score ever worldwide in the category 'Shell and Core'. The Fraunhofer Institute for Building Physics has been involved intensively in the planning and conceptual design of the building for the past two years and has implemented innovative solutions such as the following: an absorption heat pump operated by district heating and adaptable glazing to improve thermal protection in summer.


In order to meet the necessities of today as well as the future, the building complex has been designed on the base of three principal points - functionality, energy efficiency and visual appearance. The building concept integrates ecology, economy and ambiance - achieving an efficiency that is outstanding amongst office buildings. The intention has not only been to gain certification credits, but to also do everything that makes sense in order to produce an intelligent and rationally engineered product combined with a well-shaped environment for the benefit of all. The building concept encompassed these factors in a forward looking way and has reached an unmatched energy efficiency standard accordingly.


The two other buildings BA2 and BA3 which also make up part of the complex, are currently under construction.

The expected completion date is projected for the end of 2015.  Numerous companies are already renting these spaces for implementing their commercial activities in the city. This construction has been divided into 3 different phases which correspond to 3 building blocks BA1, BA2 and BA3, respectively:

First phase (BA1)

  • Use: office spaces, exhibition rooms and restaurant area

Third phase (BA3)

  • Address: Otl Aicher Straße 60, 62 + 64, 80807 München

The high performance façade is carried out with white render and aluminum composite panels (ALUCOBOND® Wood "Royal Cedar") as a ventilated façade.  The roof is also constructed using this same method. The average U-value in the envelope is 0,38 W7m2K (including glazing).

For the design of the building, an integral approach was used. Firstly, the envelope of the new office building was optimized considering energy and comfort aspects. Using simulation tools, insulation standards were varied and the impact of several window areas with different orientation regarding heating, cooling and artificial lighting demand were investigated. Different controls for orientation of interior and exterior blinds were tested to minimize the energy demands. With these means, the optimal envelope was determined, taking into consideration different heating, cooling and shading concepts while at the same time increasing solar gains in the winter and minimizing the overheating periods. The initial design and concept of the building was proposed in the year 2009 when the parameters to determine the glass percentage in the external walls where minimizing sunshading zones were defined.


The above mentioned investigations led to a façade design with a reduced proportion of glass compared to the currently standard office building (e.g. glass tower) as follows:

Regular façade (ground floor to fifth floor)

  • Perforated façade made of 15cm precast concrete balustrade panels, improved 30 cm Rockwool® insulation and a rear ventilated rain screen façade consisting of Alucobond panels framing the window strips and plaster baseboard and plaster covering the remaining surfaces.
  • Triple glazed windows with wood/aluminum composite frame made of wood from sustainable forestry. External shading-system consisting of aluminum slat Venetian blinds with central control to prevent overheating.

Special façades (north-east entrance façade, southern "bubble" building)

  • Curtain wall made as wood/aluminum composite transom construction with triple glazing (wood from sustainable forestry too). External shading-system consisting of aluminum slat Venetian blinds with central control to prevent overheating in south oriented facades on the first floor. Electrochrome glass in the south-oriented façade on the ground floor for improved overheating protection ("bubble" only).

Innovative energy system

  • The core of the energy innovation is a geothermal system by absorption heat pump. When the application of an absorption heat pump was used instead of electrically powered district heat in the heating system, a certificated and extremely advantageous primary energy factor of 0.122 was achieved. As a low temperature heat source, heat is extracted from ground water using an adaptor to a well. With this concept, the use of district heating in Munich was further optimized.

  • The building is equipped with a radiant heating and cooling system designed for thermal activated building constructions. Water supplied by the absorption heat pump is cooling in summer and warming in winter depending on a weather forecast control system called "concrete core activation". The concrete core activation uses this effect to generate a pleasant temperature in the office spaces: cold or warm water circulates in the pipes of the concrete ceiling depending on the season. In winter, the room temperatures are set to about 22° C +/-1 K. In summer, the room temperature oscillates between an optimum comfort range of approx. 22 ° C and 26 ° C which is regulated depending on the outside temperature of 22° C up to a maximum 32° C.

  • The basic requirement for this specified system which has never been executed in this form before, is the geothermal energy in conjunction with an absorption heat pump: the heating and cooling system uses thermal energy from the groundwater/district heating network to reduce primary energy consumption. This means high efficiencies and suitable temperature levels to be maintained even with unusual operating conditions. Detailed and integral planning of the entire energy concept was necessary for the design of the absorption heat pump as well as the system and its operation.


Energy efficiency measures BA1

  • Improved insulation of exterior walls were done with 30 cm polystyrene instead of the conventional insulation systems with 14 cm. Improved thickness in roof constructions were also installed. This supposes a primary energy use less than 30 percent of the "EnEV" (German building regulation) reference standard.
  • Triple glazing windows with high efficient framing.
  • External and internal shading-systems for south, west and east-facing offices with an automatic control system directed by sun monitors, partial electrochrome glass in south-oriented façade for improved overheating protection
  • Using district heat in combination with an absorption heat-pump having an overall efficiency of 1.53
  • Use of groundwater for passive cooling.
  • Demand controlled ventilation system with semi-decentralized ventilation units that permit high heat recoveries. Additionally the opportunity of natural ventilation by operational windows in the whole building.
  • Photovoltaic system on all roof areas for the building´s own use, to be fed into the national grid and to refuel electric cars and electric bikes in the garage. The PV installation covers up to 790m2 of the roof.
  • High efficient lighting using LED technology
  • Demand controlled artificial lighting management considering occupancy and daylighting
  • Water-saving fixtures in all sanitary facilities
  • Energy consumption monitored with a BMS system
  • With all the achieved savings in operating costs Domagk - Gewerbepark is able to offer its tenants a utility cost flat rate, which is unique on the private rental market in Munich
